Removing barriers to condo development could spur the creation of condominiums that are affordable to families earning the median household income and help ease the housing shortage, according to a new study funded by interest on Realtors' escrow accounts.

The 22-page report, "Incentivizing Condominium Development in Washington State: A Market and Legal Analysis," was released late last month by the University of Washington's Runstad Center for Real Estate Studies.  Researchers concluded the lack of affordable condos in the Seattle area is due to a combination of real estate, insurance and market forces, as well as geography, land use regulation and state legislation.

Peter Orser, Runstad Center director, said that if built in sufficient numbers and…

Preparing your home to sell can sometimes seem overwhelming. Here's the first tip to get your home ready:

Make sure that the outside of your home looks perfect. If buyer's drive by and think your yard is a mess, they won't even stop the car!!!

Make sure the yard is clear of debris.

Add some color to the front, with new flowers.

Pressure-wash the concrete.

Make sure all of the shrubs are trimmed, so people can see your home.

Make sure the windows are clean inside and out!!!

Store any evidence of animals, this immediately can turn buyers away.

Any other questions, please feel free to email me.

Good Luck

Main - 8056 122nd Ave NE The number of Americans living in multigenerational households — defined, generally, as homes with more than one adult generation — rose to 56.8 million in 2012, about 18 percent of the total population, from 46.6 million, or 15.5 percent of the population, in 2007, according to Pew Research. By comparison, an estimated 28 million, or 12 percent, lived in such households in 1980.
“People lost jobs, and with tighter household budgets, a lot of homes consolidated,” said Aaron Terrazas, a senior economist at Seattle-based housing website Zillow. “We’re seeing more children living with their parents, and elderly parents moving in with their adult children.”

In a recent survey by Burns Consulting of 20,000 home shoppers, 44 percent said…

Crayon Drive 2016

Project Crayon Drive - Celebrating 11 Years!

Help us Brighten a Child's Life!

For the 11th year, The Cascade Team is once again hosting Project Crayon Drive this April! For the young who find themselves at Seattle Children’s Hospital, sometimes the simple things like a coloring book and a few crayons can be as soothing as the trained staff and smiling doctors. Yet, something as simple as crayons often goes overlooked. Each year, Children’s Hospital goes through over 240,000 crayons, but each child only gets a couple to use.

And that’s where The Cascade Team — in partnership with the Children’s Hospital Guild Association and several area merchants — comes in. Throughout the month of April, agents from The Cascade Team will be walking…

When Mount Si High School Principal John Belcher spoke at the Class of 2015 Graduation ceremony last June, he said he felt very connected that class because they both started as freshman together – back in the fall of 2011 when he took over the reigns as principal.

Belcher said he challenged the class of 2015 with a goal – to have each and every one of them graduate on-time and together in the Mount Si stadium. If that lofty goal was achieved, it would mark a 14% increase over the [MSHS] Class of 2012 and be well-above the state average of 77%.

It seems they came pretty darn close.

The Snoqualmie Valley School District announced Friday, February 5, 2016, that its 4-year, on-time graduation rate…

Snoqualmie Valley School Board President Geoff Doy described the designs for the future, re-built Mount Si High School as “a school to be proud of,” saying the schematic plans brought tears to his eyes.

Raised above flood levels; constructed of low-maintenance, durable materials; secure with fewer points of entry; open spaces with stunning views of Mount Si and Rattlesnake Ridge; innovative outdoor roof areas; street level/under building parking; a compact, streamlined design influenced by the needs of students, teachers and administrators; a connected yet separate freshman campus. It seems nothing was missed while designing the future Mount Si High School.

The schematic design…

What Is My Seattle, Phoenix or San Diego Home Worth?

Selling a home is a seller's market is far different from selling a home in a buyer's market. If you are wondering about our current market, then let me assure you: It is indeed a fabulous time to sell! Not only will your "days on market" be remarkably fewer in a sellers’ market, but you might receive multiple offers, which could drive up the sales price.

It's generally a good idea to take advantage of pent-up demand because it's the demand that drives competition. The larger number of buyers for your home ought to increase the odds you'll make more money. Some homes, especially those referred to as unique homes, meaning homes that can be difficult to sell in any real estate market, will generally stand a better chance of selling in a seller's…
